When a residential property is sold in Scotland it has to be marketed with a Home Report which must be provided to prospective purchasers. Our highly experienced Surveyors are expert at putting together Home Reports. We provide a cost-effective and fast service to help you move your sale forward.
A Home Report is instructed by the seller of the property or their agent and consists of three mandatory documents (a single survey, an energy report and a property questionnaire) together with a mortgage valuation report which, importantly, allows the report to be utilised by any prospective purchasers’ lender. We can provide all elements of a home report.

A Single Survey provides an assessment of the condition of the home being sold. It contains information on areas where repairs are needed. It also includes an accessibility information section, together with a market value and insurance valuation of the property. These surveys are carried out by our highly experienced surveyors.
An EPC gives information on how energy efficient a building is and sets out cost-effective ways in which it can be improved. An EPC must be provided to any prospective buyer or tenant when a property is sold or rented. We have specially trained surveyors in each of our offices who prepare EPCs.
These questionnaires are completed by the seller. They contain extra information about the home being sold, such as Council Tax banding and factoring costs that will be useful to buyers. You can download the document from the Scottish Government website. We can provide advice and assistance if needed.
The mortgage valuation section of the Home Report summarises the information contained within the Single Survey and importantly allows the report to be used by a prospective purchasers lender. We can provide these reports to accompany a Home Report or as a stand-alone document.Get in Touch
